Naples Real Estate on the Rise

The commercial corridor along U.S. Route 41 (Tamiami Trail) continues to expand as Naples experiences steady population growth and increased economic activity. Over the past few years, several major commercial projects—including large national retailers, new shopping centers, restaurants, and mixed-use developments—have been planned or built along 41.

        Large Retail Projects Driving Growth

·         One of the most significant projects planned in the area is a new Costco. The proposed store in South Naples is expected to include a warehouse of more than 160,000 square feet and additional retail spaces on nearby outparcels.

The development is planned on roughly 22 acres of land, with several acres reserved for future commercial projects such as restaurants, retail buildings, and service businesses.

Large retail anchors like Costco often stimulate additional growth in surrounding areas.

·         Another major development planned for the corridor is a new store Home Depot. It’s plans include a 132,000-square-foot home improvement store located along U.S. 41 East near Habitat Road.

The project will occupy more than 15 acres of land. Soon to be completed.

·         Near the future Home Depot location on Tamiami Trail East, a 1.9-acre commercial site has been approved for development of a quick-service restaurant and a car wash. The parcel sits near a RaceTrac gas station.

·         New luxury JW Marriott hotel in East Naples along U.S. 41 (Tamiami Trail East). This project is expected to bring a new level of hospitality, tourism, and economic activity to the area.

The upcoming JW Marriott Naples will be a six-story luxury hotel with approximately 331 guest rooms, making it one of the most significant hotel developments in the Naples area in recent years. The hotel is currently under construction along Tamiami Trail East, a major corridor connecting downtown Naples with the growing Bayshore and East Naples communities.

 The continued construction along U.S. 41 reflects the strong growth happening throughout Naples and Collier County. As new residential communities are developed across the region, demand for retail services, grocery stores, home improvement centers, and dining options continues to increase.
