Naples Real Estate Is Changing: 7 Major Developments Reshaping Paradise Coast in 2026

Naples Real Estate Is Changing: 7 Major Developments Reshaping Paradise Coast in 2026

Naples has always been known for beautiful beaches, luxury homes, golf communities, dining, shopping, and an unmistakable coastal lifestyle. But in 2026, another story is unfolding across the Paradise Coast: Naples is undergoing a significant wave of development.

From downtown Fifth Avenue South to Gulf Shore Boulevard, East Naples, and large master-planned communities farther east, new residential and mixed-use projects are changing the landscape.

For buyers, homeowners, investors, and anyone following the local real estate market, these developments offer an interesting look at where Naples is headed next.

Here are seven projects and development trends worth watching in Naples right now.

1. The Avenue Is Transforming Fifth Avenue South

Few projects have the potential to make as visible an impact on downtown Naples as The Avenue.

Located along Fifth Avenue South, The Avenue is a 4.3-acre mixed-use development planned with 50 luxury residences above more than 75,000 square feet of retail, dining, wellness, and lifestyle space.

The project broke ground in January 2026 and moved into vertical construction after securing a $202 million construction financing package in July. Initial homeowner move-ins are currently anticipated for early 2028.

The residences are planned as two- to four-bedroom homes ranging from approximately 1,820 to 4,200 square feet. The project also introduces Oak Row, a walkable landscaped alley connecting Fifth and Sixth Avenue South with plans for restaurants, boutiques, and other pedestrian-oriented uses.

What makes The Avenue especially interesting is its location.

Rather than creating another residential community removed from the center of Naples, the development is being integrated directly into one of the city's best-known commercial and cultural corridors.

For the Naples real estate market, it represents a continued movement toward luxury residences that combine walkability, services, dining, and entertainment.

2. Gulf Shore Boulevard Is Becoming a Luxury Development Corridor

The Gulf Shore Boulevard corridor is seeing another generation of luxury residential development.

One of the most notable projects is Rosewood Residences Naples, a planned collection of 42 residences within a five-acre beachfront setting. Rosewood describes the project as spanning almost 500 feet of beachfront, with residences averaging approximately 5,300 square feet. Amenities include private resident spaces, fitness and spa facilities, and swimming pools.

Nearby, Olana Naples is taking a different approach to luxury beachfront living.

Olana is planned as an exceptionally limited collection of just 12 estate-scale residences at 1121 Gulf Shore Boulevard North. Each residence is designed around the concept of a private beachfront home, with expansive Gulf views, private elevator access, large terraces, and personalized services.

These projects illustrate an important trend in Naples new construction: luxury buyers are not necessarily looking for traditional high-rise condominium living.

Instead, some new developments are emphasizing privacy, space, concierge services, wellness, indoor-outdoor living, and the feeling of owning a private estate—with the convenience of condominium ownership.

That distinction is becoming an important part of the Naples luxury real estate conversation.

3. 3300 Gulf Shore Is Bringing a New Waterfront Option to The Moorings

Another project worth watching is 3300 Gulf Shore in The Moorings.

Located on Gulf Shore Boulevard overlooking Outer Doctors Bay, the development is planned with 51 luxury residences across two buildings. The project combines bayfront living with proximity to the Gulf and downtown Naples.

Construction has already reached an important milestone.

According to the project's August 2026 construction update, all 635 foundation piles had been completed, with each extending approximately 60 feet below ground. The project was preparing to move toward its first elevated concrete slab as vertical construction approached.

The project is also designed around a private marina, making boating an important component of the lifestyle.

That combination—new construction, waterfront access, boating, and a location in an established Naples neighborhood—is part of what makes 3300 Gulf Shore an interesting addition to the local development landscape.

For buyers considering new construction Naples Florida options, projects like this demonstrate how developers are combining contemporary architecture and resort-style amenities with established coastal neighborhoods.

4. Caymas Is Building a Resort-Style Community

Not all of Naples' major development is happening along the Gulf.

Caymas, developed by Stock Development, is creating a large-scale luxury lakefront community in Naples.

The community encompasses hundreds of acres and is centered around an extensive amenity program. Its 18-acre lifestyle campus is designed to include social, recreational, wellness, and dining facilities.

One of the biggest milestones in 2026 is the construction of the community's 30,000-square-foot social clubhouse.

The clubhouse is scheduled to open in fall 2026 and is planned to include resort-style pools, indoor and outdoor dining, a fitness center, private movie theater, golf simulator, billiards, social spaces, and other amenities.

Caymas has also already opened its Sports Park, which includes eight pickleball courts, six tennis courts, dog parks, a pro shop, and gathering areas.

The significance of Caymas goes beyond the number of homes being built.

It represents the continued evolution of the master-planned community concept in Naples, where amenities and lifestyle programming are becoming an increasingly central part of the residential experience.

Instead of simply purchasing a house, buyers in communities like this are also purchasing access to a broader environment built around recreation, social connection, wellness, and outdoor living.

5. Avra at Metropolitan Naples Is Adding a New Downtown High-Rise

Downtown Naples is also seeing residential development beyond Fifth Avenue.

Avra at Metropolitan Naples is a 15-story residential tower at the intersection of Fifth Avenue South and Davis Boulevard.

The project includes 56 residences, with floor plans ranging from approximately 1,890 to more than 6,300 square feet. Planned amenities include a rooftop infinity-edge pool, fitness center, outdoor gathering areas, and views extending toward the bay, city, and Gulf.

Construction has been progressing throughout 2026.

The project reached the upper floors during 2025, with occupancy previously anticipated for fall 2026.

Its location is particularly significant.

Residents will be positioned near Fifth Avenue South, giving them access to downtown dining, shopping, entertainment, and cultural attractions without being directly on the beachfront.

This creates another version of luxury living in Naples: high-rise convenience, expansive views, and walkable access to downtown.

Together, Avra and The Avenue demonstrate how the downtown area is becoming increasingly diverse in its residential offerings.

6. East Naples Is Seeing More Housing and Mixed-Use Development

While the luxury waterfront projects receive much of the attention, another important development story is taking place in East Naples.

A proposed project at 3091 U.S. 41 East would replace a long-vacant commercial property with a five-story mixed-use development featuring a restaurant on the ground floor and 30 workforce housing units above it.

The proposal has gone through a series of modifications and received a recommendation for approval from the Collier County Planning Commission in August 2026. The project is scheduled to go before the Collier County Board of Commissioners for a public hearing on October 27, 2026.

The project is notable because it highlights a different side of Naples development.

Luxury condominiums and estate homes represent one part of the market, but workforce housing and housing affordability are also major issues as the region continues to grow.

East Naples is increasingly becoming an area to watch for redevelopment, mixed-use projects, and new housing opportunities.

The broader Bayshore Gateway Triangle area is also continuing its redevelopment efforts. The county's Community Redevelopment Agency has been working on redevelopment initiatives in the area, and a special advisory board meeting is scheduled for September 21, 2026.

This part of Naples may look very different over the coming years as underutilized properties are reconsidered for new residential, commercial, and mixed-use uses.

7. Infrastructure Is Expanding Alongside Real Estate

Real estate development doesn't happen in isolation.

As Naples grows, roads and transportation infrastructure also have to evolve.

One of the most important current projects is the planned widening of Goodlette-Frank Road between Vanderbilt Beach Road and Immokalee Road.

Collier County released the 30% design plans in September 2026 for widening approximately 1.6 miles of Goodlette-Frank Road from two lanes to four. The plans include sidewalks, bike lanes, a multi-use pathway, improved drainage, bridge improvements, lighting, and new golf-cart underpass infrastructure.

Design completion is expected in summer 2027, with construction potentially beginning as early as spring 2028.

Another major transportation project is already moving into construction.

The Vanderbilt Beach Road widening project from U.S. 41 to east of Goodlette-Frank Road received its notice to proceed in July 2026. That project will widen approximately 1.8 miles from four lanes to six lanes and includes intersection, drainage, lighting, and safety improvements.

These infrastructure projects matter to real estate because transportation affects how communities connect.

New homes and businesses bring additional residents, employees, visitors, and traffic. Road improvements, pedestrian connections, drainage, and other infrastructure help support the broader development pattern.

What Does All This Mean for Naples Real Estate?

Looking at these projects together, one thing becomes clear: Naples is not experiencing just one type of development.

There are several different stories happening at the same time.

Along the Gulf, developers are creating highly exclusive residences focused on privacy, waterfront access, wellness, and resort-style services.

In downtown Naples, new projects are adding residential density while incorporating restaurants, retail, wellness, and pedestrian-oriented spaces.

In larger master-planned communities, buyers are finding homes surrounded by increasingly sophisticated amenities.

In East Naples, redevelopment is creating opportunities for additional housing and mixed-use projects.

And across the county, transportation improvements are being planned and constructed to support a growing population and evolving development pattern.

For buyers, this creates a wider range of choices than Naples may have offered in previous development cycles.

Someone looking for a Gulf-front estate-style condominium has very different options from someone searching for a downtown high-rise, a master-planned community, or a more attainable housing opportunity farther inland.

Why 2026 Could Be an Important Year to Watch

The most interesting part of the current Naples development story isn't simply the number of projects under construction.

It's the variety.

Naples is adding new luxury residences while also planning workforce housing. Downtown is becoming more residential while established coastal neighborhoods are seeing new condominium construction. Large communities are investing heavily in amenities while Collier County continues planning transportation improvements.

That combination creates a much broader picture of Naples real estate development in 2026.

For homeowners, these projects can provide context for how their neighborhoods may evolve.

For buyers, they offer a look at the new construction Naples Florida market and the different lifestyles being introduced.

For real estate professionals, they provide important insight into the locations and development patterns that will continue to shape conversations with clients.

And for anyone who simply loves Naples, they offer a fascinating glimpse into the future of the city.

The Future of Naples Is Taking Shape

Naples will always be defined by its Gulf beaches, palm-lined streets, golf courses, restaurants, and distinctive coastal lifestyle.

But the city is also evolving.

The Avenue is changing the gateway to Fifth Avenue South. Luxury waterfront developments are redefining condominium living along Gulf Shore Boulevard. Caymas is expanding the concept of resort-style master-planned living. Avra is adding another dimension to downtown residential life. East Naples is becoming an increasingly important area for redevelopment and housing. And major road projects are laying the groundwork for continued growth.

These projects won't all look the same, and they aren't designed for the same buyer.

Together, however, they tell a larger story.

Naples is building for its next chapter—and the transformation is already underway.
